How do I apply for a rental property?
What are the requirements to qualify for a rental home?
Qualification requirements may vary by property, but applicants are generally evaluated based on income, credit history, rental history, and background screening results. We encourage all prospective tenants to review the specific requirements listed for each property before applying.
How much is required to move in?
Move-in costs typically include the first month’s rent, a security deposit, and any applicable fees outlined in your lease agreement. The exact amount will depend on the property and lease terms, and our team will provide a detailed breakdown once your application has been approved.
Do I need to have renters insurance?
Yes. We require all tenants to carry renters insurance that provides at least $100,000 in coverage. You’ll be asked for proof of this insurance before you move in and at lease renewal times. This is for your protection as well as the protection of your rental home.

When is rent due?
Rent is due on the 1st of every month, and it is late on the 5th of that month. If rent is paid late, there is a late fee assessed in the amount of 5% of the amount that is overdue.
How do I pay my rent?
Rent payments can be made securely and conveniently through your online resident portal. Some tenants prefer to pay offline, and if that’s your preference, talk to us about your concerns.
Am I responsible for changing air filters?
Yes. We ask that you change your air filters every 60 days, as your lease explains. This protects the HVAC system and provides you with a more comfortable living environment and better air quality.
What if I need to pay my rent late?
At Wess Cason Realty, we expect rent payments to be made on time, per your lease agreement. We understand unforeseen difficulties may occasionally arise, and if you believe you will pay rent late, it’s important to communicate early and often with your property manager. We can establish when rent can be expected, talk about late fees, and put an agreement in writing that gets you caught up without risking further collection or eviction activity.
How do I submit a maintenance request?
Tenants can submit maintenance requests through your online resident portal at any time. For emergency maintenance issues, such as major water leaks or loss of heat during cold weather, please call our office immediately using the emergency contact number provided in your lease documents.
Am I responsible for paying when something breaks?
Again, immediate and transparent communication is the most important part of maintaining your home. When something needs to be repaired or replaced because of general wear and tear or deterioration, you will not be responsible for the cost. But you do need to report the problem right away to prevent further damage. If something is damaged due to your negligence or abuse, you will be responsible for the cost of repairs. In many cases, your renters insurance will cover any liability. Always tell us exactly what happened so we can send the appropriate professional to make the repair.
What should I do if I need to renew my lease or plan to move out?
We will get in touch with you ahead of the lease expiration date in order to discuss renewal options. If you plan to move out, please provide the required written 60-day notice outlined in your lease agreement so we can assist you with the move-out process and final inspection.
How do I get my security deposit back?
After you have returned the keys and we have completed our move-out inspection, we will send you your security deposit minus any charges for damages, cleaning, or unpaid rent. Please make sure you leave us with a forwarding address and complete all the items on your move-out checklist to receive a full and timely refund of your deposit.
